New Build Off-Mains Drainage Design
Below Ground Solutions Ltd was appointed to design a shared off-mains drainage system for three new-build properties in Somerset.
The site previously contained a single dwelling served by a prefabricated septic tank and a reed bed treatment system. Neither installation was suitable for reuse, as both were undersized and incapable of accommodating the increased flows and loading associated with the proposed development.
The client relied on Below Ground Solutions’ expertise to recommend the most appropriate wastewater treatment system.
Due to the deep incoming invert level and the uncertainty surrounding the final excavation depth, it was essential to specify a treatment plant that offered flexibility through adjustable risers and the option for deeper invert connections. Long-term serviceability was also a key consideration. We therefore recommended an SBR (Sequential Batch Reactor) treatment plant, as its simple internal design minimises maintenance requirements and allows components to be removed quickly and safely when servicing is required.

Based on these requirements, Below Ground Solutions recommended the Graf One2Clean treatment plant, providing the client with confidence that the selected system would offer both performance and ease of maintenance for many years to come.
Discharge options for the site were carefully assessed. A connection to the public sewer was ruled out due to the excessive distance, while discharge to ground proved unsuitable because of poor percolation test results. A nearby seasonal dry ditch was identified as the most practical discharge point.
Working alongside BGS-Environmental, Below Ground Solutions successfully secured Environment Agency approval for the discharge. Through their extensive experience and established working relationships with the Environment Agency, the necessary permit was obtained in an exceptionally short timescale, avoiding unnecessary delays to the development programme.
The client was delighted with the efficiency and professionalism demonstrated throughout the project. From the initial design through to regulatory approvals and installation, the entire process was delivered quickly and smoothly, providing a positive start to the overall new-build development.
